Rental
and Management Contracts
1) RENTAL 0NLY AGREEMENT
We sign an agreement with the property owner as well as one
with each new tenant . We will take an inventory of the
contents of the property and take a deposit against breakage
and/or damage from the tenant prior to each let. Such
deposit will be returned to the tenant on departure, after a
further satisfactory inspection and inventory of the
property.
We are only responsible for the property and its contents,
when the property has a tenant arranged for by ourselves.
We will arrange for any necessary repairs and/or
maintenance, to ensure the property and its contents are
kept in an excellent condition for rentals. All such repairs
or maintenance costs will be deducted from the owners share
of rental income. Any individual repair or maintenance
expense which is higher than € 90,00 must be approved by the
owner after receiving a quote or estimate from ourselves.
Our commission is 20% of the contracted amount with each
tenant. All expenses including laundry and cleaning
(currently € 9,00 per hour) will be deducted from the
property owners share of rental income, prior to it being
deposited in the property owners bank account.
2) MANAGEMENT ONLY AGREEMENT
We will take full responsibility for attending to the care
and upkeep of the property at the owners expense and will
visit the property on a weekly basis. Some of the other
services we can offer property owners are as follows:
Contracting out of repairs and maintenance, arranging
insurance, maid service (€ 9,00 per hour), laundry,
shopping, car rental.
Our annual management fee varies depending on the property
but is between € 500,00 and € 1.000,00 per year payable
every 6 months in advance. We will provide quotes and
estimates in advance for any of the repairs or services
listed.
3) RENTAL & MANAGEMENT AGREEMENT
In the event we enter into both a Rental and Management
agreement with the property owner, then our rental
commission will be reduced to 15% of the contracted amount
with each tenant.
For
those three contracts, we insist to be the sole agent to
avoid any problems.
